I’ve long had a love affair with wide plank hardwood flooring. I can’t actually pinpoint when the look seeped into my consciousness. I suspect it started when I began voraciously collecting European design magazines, as wide plank hardwood flooring is a mainstay of European and specifically Scandinavian design. Yet for so long wide plank floors were only used in “rustic” design in the United States. But I am the first to say that wide plank hardwood flooring is not only modern but timeless. I so firmly believe this, I made the decision from day one that I would put a wider plank hardwood throughout my own house!
Five years later, I only wish I’d know about Carlisle Wide Plank Floors when we were in the middle of our renovations. I’m also often asked if you can/should mix wood tones in your home. The answer is a resounding yes and that kitchen is another excellent example of why multiple wood tones work so well together. The darker woods used for the cabinetry and storage area add more warmth that plays off the white oak floor while the black accents throughout – chair backs, counters, light fixture, and the stove hood – serve to anchor everything.
In contrast, the wide plank floor used in this kitchen offers a more casual feel to what would otherwise be a very classic all-white kitchen. The floors selected here are quartersawn, meaning they’re cut to enhance the natural grain and showcase the knots and texture found in the wood. A minimal, matte stain was used, giving the wood a natural look. The wide plank floor is the perfect complement to the modern stools, stretches of classic marble and brass hardware used in the space.
If you’re looking to make an update to your home and want an elegant, timeless yet decidedly modern style, I strongly suggest considering wide plank hardwood flooring. I know I’ll put wide plank flooring in any home I do in the future (can you tell I’m itching for a new project!).

Is 2021 the year you’re going to buy a real estate investment property? If you have your sights set on flipping a house for a big profit, you likely know how much work is involved. Sure, popular real estate reality shows like “Flip or Flop” and “Flipping Across America” make fix-and-flip investing look like a feasible endeavor, but you’re wise to the magic of TV, right?
The truth is that flipping a house is rife with challenges, from financial setbacks to breakdowns in communication with your construction crew. Plus, low interest rates mean properties are flying off the market, especially in up-and-coming neighborhoods.
So how can house-flipping newbies compete today? By learning from those with more experience. We spoke to successful home flippers about what they wish they had known when starting out. Hopefully their tips below will help you minimize pain and maximize profits.
1. Stick to your maximum allowable offer
Our experts all agree that buying a fix-and-flip investment should not be an emotional decision. There are certain formulas that every house flipper needs to calculate in order to make a profit.
“Real estate investing is a numbers business, and if the deal doesn’t make sense when you crunch the numbers, you should be able to walk away,â says Hayden Lyon of Cowtown Home Buyers, a real estate investment firm in Fort Worth, TX.
âStick to your maximum allowable offer. Going above your MAO is just asking for trouble,” says Ryne Lambert, co-founder of Sell My House, a real estate investment firm in Green Bay, WI.
The general rule when determining your MAO is not to pay more than 70% of the property’s after-repair value, or ARV, minus repair estimates. For example, if the property’s ARV will be $150,000, you would subtract the costs to flip (including the cost of a loan, repairs, and other fees) and then multiply that number by 70%. That will give you the MAO you should make on the property.
However, Lambert recommends a more exact formula: âWe calculate MAO as ARV minus rehab estimates, selling costs, and minimum gross profit,â he says. âOur detailed formula makes our offer more competitive for sellers while still providing us a nice profit.â
2. Build a buffer into your renovation budget
Anyone whoâs undertaken repairs on their house or an investment property knows things rarely go as planned. Permit delays, bad weather, and unforeseen expenses can all throw a wrench in the worksâand revise your bottom line.
That’s why Lambert advises new investors to build a buffer of up to 25% into their rehab estimate.
3. Donât always go with the cheapest contractor
Finding the right contractor can help keep renovation costs in checkâbut right does not always mean the least expensive.
âWhen I was new, I thought in order to keep as much profit margin in the flip as I could, I needed to choose the lowest contractor bid,â says Jonathan Faccone of Halo Homebuyers, a real estate consultant in Bridgewater Township, NJ.
âYou do have to manage costs prudently, but going with the lowest contractor bids usually end up costing you more in the long run,” says Faccone. “Be cautious about choosing the cheap price and, instead, go with the contractor who offers the best quality and most professional work for your money.â
4. Make sure the contractors have a clear scope of work
You may be able to head off issues with contractorsâincluding plumbers, electricians, and general contractorsâby ensuring they present a clear scope of work for the project, experts advise.
âThe scope of work usually includes working with the city to obtain permits, ordering materials and equipment, and confirming the house plans. This section will save you a lot of time and money on the back end of the project,â says Shawn Breyer of Breyer Home Buyers, a real estate investing firm in Atlanta.
Most importantly, start building relationships with contractors in the areas where you invest, so you know whom you can trust for any project.
5. Provide a quality product
As fast as homes are selling today, the market is filled with many discerning buyers.
âOften, the ultimate buyer of a flip expects the home to compare with existing homesâor even new constructionâin quality and value,â says Greg Kurzner, a Realtor Â® for ERA Atlantic Reality in Alpharetta, GA.
Lyon agrees: âFocus on value-add renovations and amenities. Research shows buyers want a nice kitchen and bathrooms. Of course, everything should be functional and up to code, but you want to create an instant emotional connection for potential buyers.â
6. Get your own finances in order before you start
Several investors pointed out the importance of running your blossoming home-flipping company as a businessâbecause it is. That means tracking all of your expenses so you can make better decisions for greater profits. Be extremely organized, and document every purchase order, utility bill, and closing fee that’s involved in the project.
Itâs also important to have your own financial house in order before you start.
âIf all goes well, youâre about to start making money in large chunks. If you lack proper discipline, youâll wind up worse than when you started,â says Billy Ross, CEO at RFTA Properties, a residential real estate investment company in Winter Park, FL.
7. Expect to put time and money into marketing
James Fitzgibbons of Ledge Real Estate Solutions, in Windermere, FL, says he wishes he had spent more time in his early years learning how to market homes efficiently.
âWe have a wrapped car that we drive around town,â he says. âWeâve driven for dollars, and weâve used direct mail marketing. Today, we advertise online through Google and Facebook. All of these methods have potential if done right.”

I don’t know about you, but for me, a bathroom goes well beyond its practical uses; within the past years, I’ve come to think about it as a sanctuary of sorts, that room of the house that’s dedicated to pampering, relaxing, and deconnecting — a place where I can enjoy some alone time and use that alone time to take care of my skin, hair, body, and mind.
And just like any other space in my house, the more beautiful my bathroom is, the more I can enjoy the time I spend in it. But re-designing a bathroom or remodeling it altogether is quite an investment. That’s why today we’re going to look at a few handy ways in which we can improve our bathroom’s design without having to spend a ton of money in the process. Here are some tips to help you maximize your bathroomâs function and style while saving money — both on the short and long run:
For example, solid wood or plywood may not be a good choice for furniture, as it will likely warp and crack (and it can even lead to mold). Instead, a way better — and longer-lasting — choice would be PVC, which is extremely durable, completely waterproof and offers a great look and feel as well for bathroom cabinets. When buying blinds for your bathroom windows, choose waterproof blinds because they are stain and mold resistant, as well as fade-free. When picking appliances, make sure to avoid any metal that might rust, and preferably stay away from plastic; some of your best choices are brass, stainless steel, and zinc (or zinc alloys), as they stand the test of time and add a note of style to your bathroom.
Overall, focus on materials that can withstand humidity and water. This way, you donât have to spend money replacing them and you can rest assured that your bathroom will maintain its clean and brand-new look over the years.
#2 Widen and brighten your space with mirrors
Instead of adding a skylight or a new window to brighten a rather gloomy bathroom (which would call for a pricy renovation), consider using a large mirror, re-painting your walls in a light color, or adding extra light fixtures. These can all help create the illusion of space, making your bathroom look wider and brighter. Obviously, this technique is much more affordable than having to install an additional window to your bathroom space and you’d be surprised at how much of a difference adding a large mirror can make.
If you feel like you don’t have the space to add an additional mirror to your bathroom, consider replacing the mirror above your vanity with a far larger one. Bonus tip: choosing an unusual shape or a unique frame for the vanity mirror (like the one in the image below) can give an impressive look to your bathroom, and act as the centerpiece of the room.
#3 Update by regrouting
If youâre looking to update your bathroom quickly and on a tight budget, consider replacing the existing tile grout. RegroutingÂ is a two-step manual process by which you first remove the hardened old grout from the seams, or joints, between the tiles in your bathroom, then apply fresh new grout to make it seem like you have just installed your tiles (here’s a full walkthrough of the process). You’d be surprised how big of a difference this fairly simple update can make — especially since tiles rarely show signs of wear and tear, but the grout’s initial color fades away, and often gives a sense that it’s dirty, discolored and old.
This idea works best if the tiles in your space are still in great shape, that is, they donât have cracks or missing pieces. Although it may take a bit of work, itâs surely faster and cheaper than a major bathroom overhaul. Fresh grout will make the tiled area look brand new, and you can even apply a new grout color to make a more dramatic change to your bathroom.Â
#4 Get creative with designer tiles
Now, if you’re looking to add a splash of sophistication to your shower or bathroom tiles, but don’t have the budget to splurge on designer tiles, there’s a super easy trick you can turn to: use regular, budget friendly tiles across the walls of your bathroom, then add a pop of design and color in a small area using more expensive designer tiles.Â
Or, you can keep it simple and use classic tiles, but arrange them in an unusual pattern or install them at an angle to create an eye-catching effect. If you’re looking for the maximum effect, create an accent wall (preferably right where either the shower or bathroom vanity go, to highlight that space), like the one pictured below. It won’t cost as much as replacing all of your bathroom tiles, but will definitely give your space a great, updated look.
#5 Try to avoid current trends
We all like to think that we’re aligned with the latest trends and fads. But the truth of the matter is, the best way to waste money is to follow fads that in a couple of years will seem so outdated that youâll feel the need to renovate your bathroom all over again. You can make your design last way longer if youâll use natural finishes and neutral colors.
Classics also tend to be considerably less expensive than their trending counterparts, and they’re much more likely to stand the test of time. See below for a marble-themed bathroom that was all the rage a few years back, but that seems a little out of place in the more minimalist-inclined era that we live in today.
Because of this, you may be forced to buy new coordinating pieces, too. However, if youâll stick with traditional finishes, it will be simpler for you to create a cohesive look while still sticking to your budget.Â
#7 Re-use old furniture to create a unique look
If you have an old desk, table, dresser, or TV stand, consider using it in your bathroom (provided it can withstand humidity and isn’t easily prone to water damage, as we’ve stated above). Repurposing old furniture will give you a chance to show your personality while adding much-needed bathroom storage. Consider doing this as a DIY project, which can help you save money while also being earth-friendly.Â
Replacing bathroom elements will usually require removing or replacing plumbing fixtures, which comes with additional costs. It can also involve construction changes, demolition work, and new installation.Â Before deciding on replacing any of these fixtures, determine if they really need replacement. If youâre replacing them for aesthetic reasons, you might have the option to refinish them instead of replacing them altogether.Â
For example, you can refinish your old tub with a nice-looking, protective coating instead of completely replacing it. You can also paint your cabinet anew instead of purchasing a new one — and you can even get creative with the color you use. Check out this elegant bathroom below, whose owners chose to refinish the bathtub and paint it in a slight pinkish hue. Isn’t it just lovely?
The bathroom is one part of the house that needs some upgrading every now and then, and said upgrades can turn out to be quite expensive. However, with some rather small, but well-thought changes, you can spruce up your bathroom design without spending a pretty penny. Hi friends. So sorry to go completely MIA on you. Between attempting online school with a five-year-old, much of California burning to the ground, and the general state total chaos in which we find ourselves, getting to the computer for any length of time has been a bit of challenge, to put it mildly. And then I blinked and summer is officially over.
But I had to finally get on here as I have big news for you!
They say you shouldn’t make major life decisions during times of extreme stress, right? Well, we decided to throw all caution to the wind and instead have purchased a coastal cottage in Washington State! Apparently a global pandemic, homeschooling a kindergartner and the most consequential presidential election of our lifetime wasn’t enough to keep me busy.
In all seriousness, if the past seven months of Covid have taught us anything, it’s the importance of friends and family and so we decided to create a gathering place that can bring together those we love most for years to come. Nestled within the myriad of inlets and islands that dot the Puget Sound north of Seattle, the cottage enjoys sweeping views of the Olympic mountains and Hood Canal. I consider it my official respite from the impending doom. Sadly it looks nothing like the inspiration images I’ve collected here.
Instead, it is going to take a LOT of work to get our little coastal cottage visitor ready – and in a very short period of time. Over the coming weeks, I plan to take you along on the entire design journey. I will be sharing everything with you – from the cottage’s current state, to all of my design inspiration and through the remodel process. If all goes according to plan, I’ll share a major before and after reveal in time to spend the holiday season with our family rather than more than 800 miles away.
Trust me, we’re going to have plenty to discuss, as I have to pick an entire household’s worth of things – from paint colors and kitchen cabinets down to dishware, bedding and everything in between. No design decision will be left unturned. It’s both exhilarating and incredibly daunting. These mood boards are just part my first ideation session for my dream vibe.
I’m hopeful sharing this process with you will offer you some fresh design ideas and positive inspiration as we all hunker down to weather what will undoubtedly be a stormy fall – be it literally or just politically. It’s been a rather dark year and I feel like this might be a way to share a little bit of light. I know I am very happy for the creative distraction. I hope you are too.
